1. Are all Virtual Tour's from various Milwaukee Photographers
equal?
No, like any service there are many different levels of quality
you will see from Real Estate Photographers in the area. I only
use the best equipment including a Nikon D90 DSLR, Nikon SB-800
Speedlight, and Sigma 10-20mm wide angle, and Nikon
Fisheye 10.5mm f2.8 lens. That combination is the best
equipment available today. It allows me to produce crisp and
properly exposed images in any lighting situation.2. Why
shouldn't I just take the pictures myself and try and post them to
my listing?
Obviously is the number #1 tendency for most Realtors to do
because it is free and in this economy we are trying to save money.
However, a professional photographer can showcase your client's home
in ways you cannot. Try taking a photo of a bathroom or walk in
closet with your point and shoot camera - you cannot get a wide
enough view to capture what the bathroom or walk in closet looks
like. However, with my wide angle lens I can! Also, anyone can tell
an amateur photographer photos from a professionals - amateur photos
don't "grab" anyone or peek interested - they just blend in and the
buyer moves onto the next listing. Hundreds of Billions of dollars
are spent on marketing in our world - tv and radio commercials,
magazines, brochures which are all produced by professionals because
simply they look better and are done correctly and offer the best
Return on Investment. You should apply the same principle when
photographing your clients homes. Why not spend $79 to have your
home in front of 150% more buyers and get your commission check
faster?
2. How long does it take for my house to be
photographed once I contact you?
I can usually complete most home tours within 1 week
but will always complete it as soon as possible as I know listings
with tours see a 150% increase in viewers and it is very important
to you.
2. How does my tour get posted to Realtor.com?
Posting to Realtor.com is free only if you have a "Showcase Listing
Enhancement" subscription on Realtor.com. If you do not subscribe to
that the cost is $19.95 which 100% goes to Realtor.com. I do not
charge any additional fees to post your tour.
3. How long does it take for my tour to appear on Realtor.com?
After I post the tour it usually takes a few hours to begin
showing up in the listing.
4. What does the term H.D.R. mean that I keep seeing
everywhere?
H.D.R simply means that the photographer simply tries to
re-create what the human eye sees in the photograph. If you simply
try and take a picture of the an inside room with any camera you
will have a fairly well exposed interior but the windows will be
completely "whited-out" from the sun shining in. This prevents the
prospective home buyer who is looking on the internet from seeing
what the view is from the inside of the room. If the photographer
utilizes H.D.R. they use a series of 3-5 photographs using different
exposures to combine into one perfectly exposed photograph. I try
and utilize H.D.R. whenever I feel it will be beneficial the end
user - most photographers have no idea how to produce these.
